The law covers areas of responsiblilty for building managment including gas safety and your duty of care to employees and the public who may use the facilities. Regular maintenance is important to ensure you are compliant - gas inspections need to be carried out annually, legionella management carried out regularly as per HSG 274. Your insurance company will wish to see evidence of maintenance in the form of Gas Safety Certificates, TR19 certificates for cleaning of ductwork and canopies and Legionella Risk Assessments and log books. Answer the questions below to see how compliant you are:-

When was the last time you had your gas boilers or heaters serviced and a Gas Safety Inspection and Certificate issued? within the last year? Have you had any changes to your plumbing or building since your last Legionella Risk Assessment. Is your Legionella Log Book up to date? Monthly temperature testing etc. What was the date of the last inspection of your AHU? Within the last 6 months/year When was the ductwork last inspected for dust or grease, both of which are a fire hazard - depends on use but at least annually.
